Community is all about listening and understanding our Customers' needs; that's why we'd love to hear from you.
From repair waiting times and Anti-Social Behaviour Management to property standards and wellbeing services - we're currently running a range of Customer surveys on various topics and would love for you to get involved.
We gather feedback in a variety of ways, including direct contact from Customers (emails, phone calls and social media), via customer satisfaction perception surveys, triggered surveys after an interaction such as raising a complaint or repair, and through our various National Customer Groups. As well as collecting feedback internally, we also work with external companies who send surveys on our behalf.

TSM Survey
At Places for People we believe our Customers' opinions matter. That’s why the Tenant Satisfaction Measures (TSM) are central to how we measure our performance - and how we improve. Through TSM, you’re helping shape the homes, services and communities we provide.
What are TSM?
TSM are a national set of performance and perception measures, introduced by the Regulator of Social Housing, that all housing providers in England report on each year. These measures cover what matters most: the condition of homes, building safety, how we handle complaints, how we communicate and engage, and how we manage neighbourhoods.
Our 2025 / 26 survey approach
- The 2025 / 26 survey will run in November 2025, and will cover a representative sample of our Customers (a full census approach is not in use this year).
- If you’re selected, you’ll be invited via email or phone. Only Customers who have explicitly opted out will be excluded.
- Your feedback will remain anonymised and held securely. The more voices we hear, the stronger our insight and the better we can improve.
Why your voice matters
Your answers help us understand where we’re doing well - and where we need to do better.
- We publicly share our TSM results so you can see how we’re performing.
- We act on your feedback: your views influence service design, investment decisions and our homes.
What happens after
After the survey closes, we’ll:
- Analyse the data and compare it to past years and sector benchmarks.
- Publish top-line results publicly, so you can see how we’re doing.
- Use your feedback to shape our action plan and drive improvements.
- Keep you updated on what’s changed - you’ll see a “You said, we did” summary showing how your voice made a difference.

Wellbeing Survey
In June, we launched our annual Customer Wellbeing Survey. This is a big opportunity for us to check in with Customers, do the right thing and find out where we can do more to offer support through our social impact activities.
2025 is now complete; the survey will be back again in 2026.

Please be aware of any unsolicited calls you may receive from other sources. There has been an increase in individuals pretending to be housing associations to collect personal data illegally. If you experience an in-person visit, always ask for identification before supplying personal information. Only trust official phone numbers attributed to Places for People when over the phone.
