Homes England has confirmed a £6.4 million investment to unlock the next phase of housing delivery at Park Hill – creating new homes, workspaces and jobs for Sheffield.

The funding deal has been agreed with the joint venture partners behind the iconic redevelopment – award-winning regeneration specialist Urban Splash and Places for People (PfP), the UK’s leading social enterprise. Together, they have been transforming the landmark building, delivering 455 new homes, accommodation for 356 students, over 50,000 sq ft of commercial workspace, and extensive landscaping and green space.

The funding, provided through the Brownfield Infrastructure Land (BIL) Fund – which supports the delivery of development on challenging brownfield sites across England – will enable works to commence on Phase 4. This phase will deliver 125 brand-new homes, 20% of which will be affordable, along with improvements to the public realm, electric vehicle charging points, a car club, and secure cycle storage.

Pauline Schaffer, Director of Infrastructure Funding at Homes England, said: "As the government’s housing and regeneration agency, our Brownfield Infrastructure Land funding supports the delivery of homes on strategically important sites, particularly where viability is a challenge. Park Hill is a remarkable example of urban regeneration of this kind, and we’re proud to be supporting Urban Splash and Places for People as they deliver the next chapter of this nationally significant project.

“The revitalisation of Park Hill is not only creating new homes but also shaping a thriving, mixed-use community in the heart of Sheffield."

Regional Managing Director for Central and North at Places for People Nilam Buchanan at Places for People, said: "We are committed to delivering high-quality, affordable homes that enrich lives and create thriving communities. This funding enables us to continue our work at Park Hill – a place that has already demonstrated the social, economic and environmental value of thoughtful, collaborative regeneration. We look forward to welcoming more customers into this growing neighbourhood."

Sian Stanhope, Development Manager at Urban Splash, added: "Park Hill is one of the most ambitious and celebrated regeneration schemes in the UK. Over the last ten years, we’ve worked to retain its architectural heritage while breathing new life into this landmark. Phase 4 will continue that journey, introducing high-quality, design-led homes, more green space, and improved amenities for existing and future residents."

Park Hill has become a blueprint for large-scale regeneration in the UK. Once Europe's largest listed building, it has been sensitively repurposed into a diverse and inclusive neighbourhood, combining heritage with innovation.
