Places for People welcome Kettering MP to affordable housing development Goldsmith’s Green
08 October 2025
Places for People (PfP), the UK’s leading social enterprise, welcomed Rosie Wrighting, MP for Kettering, to Goldsmith’s Green – an all-affordable development being delivered with funding from Homes England.
Highlighting PfP’s continued commitment to delivering high-quality, affordable homes across the UK, Goldsmith’s Green will deliver 340 new homes across three phases. The scheme includes 154 homes for rent and 186 for shared ownership, designed to meet the needs of local people and address the growing demand for housing in North Northamptonshire, where around 6,000 people are currently on the waiting list.
Rosie Wrighting MP toured the site, which will provide a mix of two, three, and four-bedroom homes, as she learnt more about PfP’s approach to developing communities, which integrates housing, health, and wellbeing to create communities that thrive.
In addition to the new homes, PfP will deliver over £4.4 million in Section 106 contributions, directly benefitting the Kettering district. These include supporting improvements to schools, libraries, and the local road network. All customers who buy a home at Goldsmith's Green will also be entitled to claim free bus passes, encouraging greener travel and better connectivity.
Nilam Buchanan, Regional Managing Director for Central and North at Places for People said: " From running leisure centres to generating hundreds of millions in social value, PfP combines its housing expertise with commercial ventures to deliver long-term impact.
“Goldsmith’s Green is a great example of our mission in action - building homes that are affordable, accessible, and part of a wider vision for thriving communities. We’re proud to be making the most of the funding available through Homes England’s Affordable Homes Programme in their current programme to deliver real impact here in Kettering.
“This development reflects our long-term commitment to thriving communities - not just building houses, but creating places where people can live well, connect with others, and access the services they need. With thousands of people on the housing waiting list locally, we know how vital it is to accelerate delivery and ensure these homes reach the people who need them most.”
Goldsmith’s Green has been designed with sustainability and community impact at its core. Every home is equipped with electric vehicle charging points, and most feature solar panels — helping residents reduce energy costs and contribute to a lower-carbon future. A proportion of homes are also being constructed for wheelchair user access, ensuring inclusivity across the development.
PfP delivered £550m in social value across housing, leisure and social impact last year. In line with the commitment to creating opportunities for young people, the Goldsmith's Green project has supported local trades and hosted apprentices on site, helping to build skills and careers in the construction industry. PfP has also worked closely with a nearby primary school to engage pupils in the development and raise awareness of housing, sustainability, and placemaking.
Rosie Wrighting MP said: “Access to affordable housing is one of the biggest challenges I hear about from constituents so it is brilliant to see the first families in Kettering move into this development.
“With hundreds of shared ownership and social homes being built, this site is helping to meet the growing housing demand that Kettering needs.
“I was really pleased to visit the development to see its progress and hear how it is helping local people to get onto the property ladder.”
Located just over a mile from Kettering town centre, the development is ideally located near key amenities including schools, parks, Kettering General Hospital, and local shops. It also benefits from excellent transport links, with the A14 just 0.6 miles away and Kettering railway station offering direct services to London St Pancras in under an hour.
PfP continues to be a trusted partner to national Government in its mission to build more homes. Last year, PfP delivered nearly 2,300 homes - including 2,030 affordable - as part of the largest development pipeline in the sector.
With the Government’s renewed focus on housing supply and affordability, PfP remains committed to making a difference - in Kettering and across the UK.
