This page gives you information about the current options available to extend your lease. 

Can I extend my lease?

Before June 2022, many residential leases were commonly granted for terms of 99 or 125 years from the commencement date of the lease. Your solicitor should have provided you with a copy of your lease when you bought your home or you can obtain a copy of your lease from the Land Registry for a small fee. Once there is less than 70 or 80 years remaining on your lease, this can affect the value of your home and make it more difficult to sell or mortgage the property.

Statutory Lease Extensions

There is a statutory right to a lease extension on an outright owned leasehold property. You can apply for the statutory route when you have been the registered owner of the lease for at least 2 years. If you wish to pursue this option, you must seek your own independent legal advice and ask your solicitor to serve a Section 42 Notice.

Your solicitor will tell you the terms of a statutory lease extension. The terms will be different from our voluntary lease extension route outlined below.

If following our voluntary lease extension scheme, we will grant a lease extension to extend the term to 990 years from the start date of the current lease. The premium you pay to extend the lease will be determined by an independent Royal Institution of Chartered Surveyors (RICS) qualified surveyor that we will instruct and is not negotiable.

You can use the voluntary route regardless of whether you are a shared owner or own your property outright.

To qualify for our voluntary lease extension route, we will need to own the Freehold interest in your property. You must also not be in breach of any of the terms of your lease.
